The proposed PUD consists of 13 Townhouses with ample parking on .83 acres. 3 Townhouses were arranged facing San Pablo Avenue, the remaining 10 were configured as duplexes with shared entry courts. The city had strict requirements for ingress/egress to the site. The city required the main approach to be off centered and did not want sight lines looking into the project.
Many cost saving features were incorporated into the design. plumbing was arranged along a common spine, without sacrificing functionality in regard to the plan. The city required a driveway in front of each unit. The driveway
was tucked under the Townhouse. The Garage Floor Plan was carefully designed to include ample solid wall for the Shear Diaphragm, thus eliminating costly Moment Frames.
