 The new 3,800 square foot residence sits on approximately 1 acre of land with a down slope of  36 %.

   The design challenge was to create massing and roof lines that cascaded down the steeply sloping open lot. Cost was kept low by 'designing out' the retaining walls. Retaining walls were kept below 3' where they occurred.  The only exception being the front garden, where a 5'-6" retaining wall occurs to allow for backfill to create a level garden area.

    The open and expansive floor plan features vaulted spaces. Juxtaposed with the openness are niches at the Rear Deck which create a sense of intimacy while orienting one to the expansive open views.
